Waterford Woods Luxury Apartments chose to work with long-time partner, Franklin Surveys, to bring three luxury apartment villages to life – Waterford Parc, Waterford Woods, and Waterford Central – in Waterford, Connecticut. The apartment villages offer resort-style living in a wooded park-like setting, just steps away from shopping, restaurants, and modern conveniences.
Franklin Surveys was first hired by Waterford Woods to survey five acres of land for three new apartment buildings, including a new 72-unit community located on the Waterford/ New London boundary line. Over the last few years, the project expanded to include two additional 20-acre parcels and ten additional 30-unit buildings with a pool, club house, fitness center, a dog park, and more.
We began our contributions by providing existing conditions mapping, which served as the project base plan for the planning and design phases. For each of the three villages, we started with boundary and topographic surveys, followed by ALTA/NSPS Land Title Surveys. We then prepared sanitary, electric, and gas easement maps, and were responsible for all construction staking and as-builts.
Long-term collaboration between Franklin Surveys and the Waterford Woods team was significant in moving the project forward. Franklin Surveys owner, Kevin Franklin, was in direct communication with the Waterford Woods team, answering any questions along the way. This on-going relationship enabled Kevin to build time into his weekly schedule to anticipate their team’s project needs and ultimately keep the project on track.
The construction of the Waterford Central village is now ahead of schedule and will be ready to start leasing earlier than anticipated to help meet the housing need in Southeastern, CT.
