Franklin Surveys Helps Renew Site For New Drive-Thru Dunkin in Norwich, CT

Franklin Surveys is proud to announce its role in the successful completion of a new Dunkin’ located in the Yantic section of Norwich, CT. Led by Franklin Surveys owner, Kevin Franklin, PLS, the company provided comprehensive surveying services to help transform the former Norwich Grange Hall site–a property burdened by severe structural issues beyond repair–into a vibrant new business.

Bringing New Opportunity to Yantic

The project earned unanimous approval from Norwich’s Commission on the City Plan, paving the way for the reuse of a site that had fallen out of functional use. Before redevelopment, the building had ongoing maintenance challenges and security concerns for the property’s caretaker. Franklin Surveys’ work laid the groundwork for replacing the structure with a modern amenity for the community.

Small Footprint, Big Results

Fitting a busy drive-thru onto a compact property presented unique challenges. Because off-site easement options weren’t utilized, every aspect of the project had to be coordinated and surveyed within the tight site boundaries.

Franklin Surveys’ extensive experience was critical from beginning to end. The team provided:

  • Initial Boundary & Topographic Surveys
  • Comprehensive Construction Stakeout of the building, driveway, drainage, signage, and canopy bases
  • As-Built survey after the business officially opened, completing final measurements accurately around cars and traffic

Through coordination, expertise, and adaptability, Franklin Surveys helped turn a challenging, constrained parcel into a seamless project success.
